When getting ready to sell your home, you need to do more than just hire a realtor to put a sign out front. There a couple of extra things you can do to make sure that you get the most favorable offer in a small time frame.

Make it Pretty

Over time you may have gotten accustomed to your house just the way it is, but it’s best to look at it through the lens of a complete stranger. Do a walk around in and outside and look for the little things that may be considered unappealing, everything from dry grass to cracks in the baseboards. The smallest things can be a turn-off. Also, make sure that everything in the front is perfect as this is the buyers first point of contact. Remember, you only get one shot at a first impression.

Fix Any Issues

When you’ve been living in your home for a while, its easy to forget all the things that have worn down over the years. Make sure you do an audit of all bathroom, kitchen, plumbing, and house utilities. One of the most forgotten items is the A/C Unit. If your air conditioner is over 10 years old, it may be time to replace your AC. The good news is whatever you spend on a new air conditioner, you can add to the cost of the house and you get the selling point of having eliminated that headache from the new homeowner.

Make it Normal

So maybe you’re an innovator, you like lime green walls and rainbow ceilings. If this is the case we take our hats off to you, but your clients may want something a little more “common.” Neutral colors are usually the best, go for light colors that make the environment seem serene. A little extra expenditure on redoing the walls and floors may cost you more now, but it will cost you more not to in the long run.

Dress it Up

Once you’ve done your fair share of remodeling make sure to spice things up a bit. Add flowers and other attractive decor throughout. Pretend you’re having a fancy party for a very important person. Provide a welcoming environment for your buyers and you are sure to sell for a desirable price and time.
